Painting Review Guidelines

1.The Town of Surfside requires administrative review of exterior paint colors when painting single family homes to ensure compliance with the design guidelines and the permitted paint colors.

2. Permitted paint colors can be selected from the approved single family home color palette, which includes a base palette of acceptable Sherwin Williams Paint Colors. Alternative brands may be utilized if they are deemed comparable by the Town Planner.

Note: If your building, structure, wall or fence or any combination of the above are subject to an existing Homeowner’s, Condominium, or Maintenance Association with a recorded Declaration of Covenants and Restrictions etc.., paint must be consistent with the colors specified in such documents.

3. Existing structures in the H30A and H30B zoning districts shall be permitted to be painted approved color palette on file in the building department. Accent colors shall be complimentary to the approved color palette.

4. A paint swatch shall be submitted to the building department for review by the Town Planner. The Planning and Zoning Board shall make a design determination in cases of uncertainty.

Step-by-Step Guide: Painting Your Home in the Town of Surfside

If you are planning to paint your home, please follow the steps below to ensure compliance with the Town Code.

Step 1: Confirm Your Zoning District

The updated paint color requirements apply to properties located in:

· H30A zoning district

· H30B zoning district

If you are unsure of your zoning designation, contact the Town’s Planning Department before selecting colors.

Step 2: Select an Approved Primary Exterior Color

Your home’s primary exterior color must be selected from the Town’s approved color palette, which is on file with the Building Department.

You may:

· Visit the Planning Department to review the approved palette, or

· Request a copy before making your selection.

Homes may not use colors outside the approved primary palette.

Step 3: Choose Approved Roof Colors

If you are replacing or painting your roof, the color must be one of the following:

· Light gray

· Dark gray

· White

· Terracotta

No other roof colors are permitted.

Step 4: Select Accent Colors Carefully

Accent colors are defined as exterior design elements that stand out from surrounding features, such as:

· Trim

· Doors

· Architectural details

Accent colors must be complementary to the approved color palette and consistent with the overall design of the home.

If you are unsure whether your accent choice qualifies, consult the Planning Department before proceeding.

Step 5: Submit a Paint Swatch for Approval

Before beginning any painting:

· Submit a physical or digital paint swatch of your proposed primary color and any accent colors to the Planning Department.

· The Town Manager or designee will review the submission for approval.

Do not begin painting until approval has been granted.

Step 6: Design Review if Needed

If there is uncertainty about whether a proposed color complies:

· The Planning and Zoning Board may make a design determination.

· If administrative design review approval is denied, the applicant may request review by the Planning and Zoning Board.
